Ce projet concerne la modification d’une façade et la restructuration de comble non aménageable d’une maison située au coeur d’un quartier populaire de Pantin. La maison est une petite rue à sens unique de 8 mètres de largeur constituée par une alternance de maisons mitoyennes en R+1 et R+2 et quelques immeubles collectifs en R+4. Le bâti de cette voie ne présente ni caractère architectural exceptionnel ni cohérence urbaine particulière. Un certain éclectisme dans l’emploi des matériaux et modénatures des façades renforce l’image d’une architecture de faubourg. La maison est située sur un terrain de 90 m². Le bâti occupe 90% de la parcelle. Comme l’ensemble des immeubles de la rue, la façade principale est située au bord de la voie publique. Cette maison datée de 1899 édifiée en R+1+ combles fut conçue initialement pour accueillir un étage supplémentaire qui ne fut pas réalisé pour des raisons économiques. Le présent projet consiste à créer un étage supplémentaire pour offrir un espace de vie d’environ 50 m² et un accès extérieur type loggia à l’arrière de la maison. Ce volume sera coiffé d’une nouvelle charpente et d’une couverture en zinc. L’éclairage sera assuré en majorité par une grande verrière principale sur la façade rue marquée par des vitrages verticaux dans un esprit “atelier-loft”. Les nouvelles ouvertures seront alignés sur celles des étages inférieurs et présenteront des appuis en saillies identiques à ceux des châssis existants et s’alignant horizontalement sur ceux de la maison voisine. La surélévation donnera à la maison des proportions beaucoup plus équilibrées et en adéquation avec les deux édifices mitoyens. La façade principale (côté rue) sera entièrement nettoyée et ravalée à l’enduit traditionnel donnant à l’ensemble
une nouvelle cohérence.


This project involves the modification of a facade and the redesign of a non-convertible attic in a house located in a working-class neighbourhood of Pantin. The house is situated in a little one-way street only 8 metres wide with alternating two- and three-storey terraced houses and a few collective five-storey housing units. The architecture of the buildings in this street is in no way exceptional and there is no particular urban coherence. A certain eclecticism in the use of materials and the mouldings on the facades reinforces the image of suburban architecture. The house is built on a plot of land measuring 90 m². The building itself occupies 90% of the plot. Like all the other buildings in the street, the main facade gives directly onto the street. Dating back to 1899, this two-storey house plus attic was initially designed for an additional storey that was never built for economic reasons. The present project involves creating an additional storey offering a further 50 m² of living space and a loggia-type outdoor access behind the house. This area will be topped with a new framework and zinc cladding. Lighting will primarily be provided via a large skylight on the street facade characterised by vertical windows in an “attic-loft” style. The new openings will be aligned with those on the lower floors and will have projecting window sills identical to those of the existing structure, while being aligned horizontally with those of the neighbouring house. Raising the house in this way will create much more balanced proportions in harmony with the two adjacent buildings. The main facade (street side) will also be completely cleaned and re-plastered using traditional plaster, giving the whole a renewed coherence.
